What We Do

Every Painting Service We Offer in Sarasota and Manatee County

Twelve services. All of it is paint and the work that has to happen before paint goes on.

Interior and exterior painting, cabinets, doors and trim, drywall and texture, popcorn ceiling removal, pressure washing, soffit and fascia, wood staining, floor and pool deck coatings, accent walls and paneling, and commercial work. Each one is described the same way below, so you can see exactly what is included before anybody comes to your home.

The visit is how the price gets decided. Wendel walks the home with you, checks the stucco, the trim, the ceilings and the surfaces nobody thinks to look at, and writes the scope down surface by surface. You get a fixed price in writing, and no obligation attached to it.

Interior Painting

Interior Painting in Sarasota and Lakewood Ranch, FL

Interior painting is what we get called for most, and how it looks a season later is decided before the first can is opened. We mask the floors, the furniture and the fixtures, patch the nail pops and the hairline settlement cracks, caulk the trim, and prime whatever needs priming. Bare patching compound and old glossy trim will drink paint and flash through the color, so they get sealed first.

Walls, ceilings, trim, doors and baseboards are done by the same two people from the first day to the last, with nobody swapped in halfway through. Most homes stay livable the whole time, because we work room by room and clean up at the end of every day. If you are in an HOA or a 55+ community with quiet hours, a gate list or a color approval, tell Wendel at the estimate and we schedule around it.

  • Full masking of floors, furniture and fixtures before anything is opened
  • Patching, caulking and priming before the first coat goes on
  • Two finish coats on walls, ceilings, trim, doors and baseboards
  • Daily clean-up, so your home stays livable while we work

Exterior Painting

Exterior Painting in Sarasota, Bradenton and Longboat Key, FL

Salt air is what makes exterior painting here different from painting anywhere inland. Salt and sun chalk the surface until the color comes off on your hand, mildew settles into the shaded walls, and a coat that has given up shows it as alligator cracking across the stucco. Painting over any of that is money spent twice.

So the job starts with a low-pressure soft wash, not a paint can. Then we scrape, sand and feather every failing edge, patch the stucco hairline cracks, cut out and rebuild the soft spots in trim and fascia as preparation, and run elastomeric caulk at every window, door frame and joint so wind-driven rain has nowhere to get in. Florida's dry season, roughly September through May, is the stretch when temperature and humidity let exterior coatings go on and cure the way the manufacturer intended, so the estimate is also where we pick the window on the calendar that suits your home.

  • Low-pressure soft wash to take off salt, mildew and chalking
  • Scrape, sand and feather every edge of failing paint
  • Stucco hairline crack patching and minor wood rot repair on trim and fascia, as paint preparation
  • Elastomeric caulk at every window, door frame and joint

Cabinet Refinishing

Cabinet Painting and Refinishing in Sarasota, FL

Painting the cabinets changes a kitchen more than anything else we do, and it happens in your own kitchen over a few days instead of waiting on a cabinet order. Every door, drawer front, hinge and pull comes off and gets numbered, so each piece goes back on the exact opening it came from and the doors still line up when we are done.

Then comes the part nobody sees and everything depends on. Kitchen grease is the number one reason painted cabinets peel, so the boxes, doors and drawer fronts are degreased before any primer touches them. We match a bonding primer to what you actually have, because laminate, thermofoil, oak and maple each behave differently, and we spray the finish with HVLP so it lays down without brush marks and cures hard enough to take daily use.

  • Numbered removal of every door, drawer front and piece of hardware
  • Full degreasing, because grease is the number one cause of peeling
  • Bonding primer matched to laminate, thermofoil, oak or maple
  • HVLP sprayed finish that cures hard enough for daily use

Doors, Trim & Crown

Door, Trim and Crown Molding Painting in Sarasota, FL

Trim is the part of a paint job people look at from three feet away. A wall gets seen from across the room and forgiven; a door casing, a baseboard and a crown line get inspected, so they are finished to a different standard than the wall behind them.

Every joint is filled, sanded and caulked before any color goes on, and bare or previously glossy surfaces are primed so the enamel bonds instead of sitting on top. Front doors, French doors and interior doors are taken down to a workable surface, sprayed or brushed with an enamel that cures hard, and rehung on hardware that goes back exactly where it came from. It is the finish that has to survive handles, shoes, vacuum cleaners and a Florida summer of humidity, so the curing time is written into the schedule rather than rushed.

  • Interior doors, front doors and French doors
  • Casing, baseboard, crown and chair rail finishing
  • Every joint filled, sanded and caulked before paint
  • Sprayed or brushed enamel that cures hard enough for daily contact

Drywall & Texture

Drywall Repair and Texture Matching in Sarasota, FL

Drywall work on our estimates is paint preparation and finish work. We repair water stains, settlement cracks, nail pops and damaged corner bead, patch and finish the drywall around the repair, and then match the texture to the rest of the room so the repair disappears instead of reading as a patch every time the afternoon light crosses the wall.

Texture matching is the part that separates a repair you notice from one you never find again. Orange peel, knockdown and smooth Level 5 are three different techniques with three different results, and the goal is not to apply the one we like — it is to reproduce whatever is already on your wall. Water stains get sealed before anything is skimmed, because a stain that is only painted over comes back through the new coat within a season.

  • Settlement cracks, nail pops and corner bead repair
  • Water stain sealing and damaged drywall patching
  • Orange peel, knockdown and smooth Level 5 finishes
  • Texture matched to the rest of the room, not just patched

Popcorn Removal

Popcorn Ceiling Removal in Sarasota and Bradenton, FL

Taking the popcorn off a ceiling is the single change that makes an older Florida home read as updated, and it is messy work done properly. Floors, walls, doorways and anything that stays in the room get sealed off first, the texture is scraped, and then the ceiling is skim-coated and sanded until it is genuinely flat rather than merely bare.

There is one condition we do not bend on. If the home was built before 1980, the ceiling texture has to be tested for asbestos before anything is scraped, and we will not scrape an untested ceiling of that age. If the test comes back positive, that removal is abatement work and belongs to an asbestos abatement contractor rather than to a painter, and you hear that at the estimate, standing under the ceiling, instead of after it is already open. If it tests clean, we scrape, finish and prime the ceiling, and you decide whether it goes back smooth or gets a new texture to match the rest of the home.

  • Floors, walls and openings sealed off before anything is scraped
  • Scrape, skim coat and sand to a genuinely flat ceiling
  • Finished smooth, knockdown or orange peel — your call
  • Homes built before 1980: the texture is tested for asbestos first

Pressure Washing

Pressure Washing in Sarasota and Bradenton, FL

Everything outdoors in this county grows something. Algae streaks the driveway, mildew darkens the shaded side of the home, the pool deck picks up a film a garden hose will not touch, and salt air leaves a gray haze on painted walls. Most of it is surface, and most of it comes off.

The pressure is chosen for the surface, not for the schedule. Painted walls, stucco, soffit, screen enclosures and pool cages get a low-pressure soft wash with the right cleaner, because high pressure on those does more damage than the dirt ever did. Concrete driveways, walkways, pavers and pool decks take more, and get it. When the wash is the first step of an exterior repaint, it is already inside that estimate instead of being billed as a second job.

  • Low-pressure soft wash on painted, stucco and screened surfaces
  • Driveways, walkways, pavers and pool decks
  • Takes off surface dirt, algae, mildew and salt haze
  • Lanais, screen enclosures and pool cages

Soffit & Fascia

Soffit, Fascia and Lanai Ceiling Restoration in Sarasota, FL

Soffit and fascia are the first parts of a Florida home to fail and the last parts anybody looks at. They live under the roof edge, where wind-driven rain and salt air get at them from underneath, and by the time the paint is peeling in strips the wood behind it is usually soft. That is why a repaint that skips them never looks right for long.

So we deal with the wood first. The rotted section comes out and is rebuilt as preparation, bare wood gets primed, and only then does the coating go on. Wood soffit, fiber cement soffit, fascia board, and tongue-and-groove porch and lanai ceilings all get the same order of operations. Painting over rot hides it until the next wet season; this is the version that holds.

  • Wood and fiber cement soffit refinishing
  • Fascia repair and repaint
  • Tongue-and-groove porch and lanai ceilings
  • Rot repair and priming before coating, never paint over rot

Wood & Stain

Wood Staining and Deck Refinishing in Sarasota and Venice, FL

Stain is a different animal from paint. It soaks into the wood instead of sitting on top of it, which means preparation decides the entire result. The old finish has to come off and the wood has to be sanded to an even, open surface, or the new stain goes on blotchy and no second coat fixes it.

We strip, sand, stain and then seal with a clear protective topcoat rated for Florida sun. Tongue-and-groove porch and lanai ceilings, pergolas, railings, decks and live-edge tops. On a lanai ceiling a warm stain does something white paint cannot do, and it is the one surface in the home where the extra day of sanding pays you back every time you sit under it.

  • Strip, sand and prep down to bare wood
  • Penetrating stain and a clear protective topcoat
  • Porch and lanai ceilings, pergolas and railings
  • Deck and porch refinishing

Floors & Decks

Garage Floor and Pool Deck Coating in Sarasota, FL

A garage floor here takes heat, tire marks and whatever drips out of the car. A pool deck takes sun, chlorine and bare feet. Both need a coating that grips prepared concrete, and neither one forgives a coating rolled onto a slab that was only swept.

So the slab gets degreased, profiled and crack-filled before anything is applied, and oil spots get treated rather than painted over. On pool decks and lanais we build a non-slip texture into the finish, because a wet coated deck without one is a hazard on the first afternoon it rains. Color and flake are decided at the estimate, on your own slab, in your own light.

  • Surface prep, degreasing and crack repair before any coating
  • Pool deck and lanai coatings
  • Garage, patio and walkway floors
  • Non-slip finish options

Accent Walls

Accent Walls, Shiplap and Paneling in Lakewood Ranch, FL

One wall changes a room faster, and with less disruption, than anything else on this page. Shiplap, vertical slat paneling, a two-tone wall, a painted fireplace surround: it is a couple of days of work in a single room, and the rest of the home carries on around it.

Paneling, trim, crown and baseboard on these jobs is finish work that belongs to the paint — filled, caulked, primed and coated inside the same estimate, so nothing sits half-finished waiting on somebody else to come back and coat it. Color is the part people agonize over, so we put samples on your actual wall and look at them in your actual light before anything is committed.

  • Shiplap, vertical slat and board and batten paneling, finished
  • Painted and two-tone accent walls
  • Trim, crown and baseboard filled, caulked and painted as one job
  • Color samples on your own wall before we start

Commercial

Commercial Painting in Sarasota and Manatee County, FL

Offices, clinics, salons, studios, retail suites and community rooms get painted around the way you operate rather than in the middle of it. In practice that means evenings, weekends, or one section at a time behind poly, and the schedule for putting each area back in service is written into the estimate before anything starts.

What a property manager or a board needs before it can approve anything is a written scope, a fixed price and a completion date, and that is what the estimate is. Ceiling grid, drywall repair, hallways, doors, stairwells and common-area walls. In 55+ communities and manufactured home parks we work to the community's access rules and quiet hours, and Wendel handles that with the office directly instead of leaving it to you.

The scope in plain language, surface by surface, with a fixed price, so you can compare it line for line against anything else you are holding.

What Is Included

What Every WCS Prime Estimate Includes

Whether it is one bedroom or an entire exterior, every estimate we hand you in Sarasota or Manatee County carries the same things.

None of this is an upgrade line added later. It is what the price already covers, written into the scope before you sign anything. Anything we cannot see until the work starts — rot behind a soffit, a crack that opens up once the old coat comes off — gets brought to you in writing before it is touched, not billed as a surprise afterward.

  • A written estimate with the scope in plain language, surface by surface
  • A fixed price, so the number you approve is the number you pay
  • Masking and protection of floors, furniture, fixtures and landscaping
  • Preparation written into the scope: washing, scraping, sanding, patching, caulking and priming
  • The owner on site, every day the job runs
  • The same two people from the first day to the last
  • Clean-up at the end of every working day
  • A final walkthrough with you, and touch-ups before we call it done
  • Proof of insurance, available before the first day

FAQ

Painting Questions From Sarasota and Manatee County Homeowners

The questions Wendel gets asked most on the first call, answered the same way he answers them in person.

How much does it cost to paint a home in Sarasota?

We do not publish prices, because an honest painting price cannot be written before somebody has seen the surfaces. The same size home can be a straight two-coat repaint, or a full week of washing, scraping, patching and priming before a drop of finish paint goes on. So Wendel comes out, measures, writes the scope surface by surface and hands you a fixed price in writing. The visit and the written estimate cost you nothing and carry no obligation.

Is the estimate really free, and do I get it in writing?

Yes to both. The owner comes to your home, walks every surface with you, measures, and leaves you a written estimate with a fixed price and the scope listed item by item. Nothing about it obligates you to hire us, and there is no charge whether you do or not. A price quoted over the phone is a guess, and a guess is how people end up with a change order halfway through.

Are you insured?

Yes. WCS Prime Services Corp carries liability insurance, and we can send you proof of it before the first day of work. Ask at the estimate and it comes to you by email, in your name, before anybody sets foot on a ladder.

Can I stay in my home while you paint?

Almost always, yes. Interior work moves room by room, everything is masked before we start, and we clean up at the end of every working day rather than leaving your home torn open overnight. The rooms being actively sprayed are the exception, and at the estimate we tell you which ones and for how long, so you can plan around it instead of finding out that morning.

Can you remove my popcorn ceiling?

Usually, with one condition we do not bend on. If the home was built before 1980, the ceiling texture has to be tested for asbestos before anything is scraped, and we will not scrape an untested ceiling of that age. If it tests positive, the removal is abatement work that belongs to an asbestos abatement contractor rather than to a painter, and we will tell you that plainly. If it tests clean, we scrape it, finish the ceiling, and either re-texture it to match the rest of the room or leave it smooth, whichever you want.

When is the best time of year to paint the outside of a home in Florida?

The dry season, roughly September through May, is the stretch when temperature and humidity let exterior coatings go on and cure the way they are designed to. Summer is workable, but afternoon storms shorten the working window and washed stucco has to dry fully before anything is applied over it. If you want the exterior done in the dry season, say so at the visit and we will build the schedule around that window.

What areas do you serve?

Sarasota, Bradenton, Lakewood Ranch, Palmetto, Parrish, Ellenton, Venice, North Port, Siesta Key and Longboat Key, plus the rest of Sarasota and Manatee County. We travel up to 70 miles from Sarasota for the right project, so if you are just outside that list, call (941) 263-0912 and ask before you assume the answer is no.

If yours is not here, call (941) 263-0912 and ask. There is no charge for a question and none for the visit.
