Salt air is what makes exterior painting here different from painting anywhere inland. Salt and sun chalk the surface until the color comes off on your hand, mildew settles into the shaded walls, and a coat that has given up shows it as alligator cracking across the stucco. Painting over any of that is money spent twice.

So the job starts with a low-pressure soft wash, not a paint can. Then we scrape, sand and feather every failing edge, patch the stucco hairline cracks, cut out and rebuild the soft spots in trim and fascia as preparation, and run elastomeric caulk at every window, door frame and joint so wind-driven rain has nowhere to get in. Trim is the part of a paint job people look at from three feet away. A wall gets seen from across the room and forgiven; a door casing, a baseboard and a crown line get inspected, so they are finished to a different standard than the wall behind them.

Every joint is filled, sanded and caulked before any color goes on, and bare or previously glossy surfaces are primed so the enamel bonds instead of sitting on top. Front doors, French doors and interior doors are taken down to a workable surface, sprayed or brushed with an enamel that cures hard, and rehung on hardware that goes back exactly where it came from. It is the finish that has to survive handles, shoes, vacuum cleaners and a Florida summer of humidity, so the curing time is written into the schedule rather than rushed.

Taking the popcorn off a ceiling is the single change that makes an older Florida home read as updated, and it is messy work done properly. Floors, walls, doorways and anything that stays in the room get sealed off first, the texture is scraped, and then the ceiling is skim-coated and sanded until it is genuinely flat rather than merely bare.

There is one condition we do not bend on. If the home was built before 1980, the ceiling texture has to be tested for asbestos before anything is scraped, and we will not scrape an untested ceiling of that age. If the test comes back positive, that removal is abatement work and belongs to an asbestos abatement contractor rather than to a painter, and you hear that at the estimate, standing under the ceiling, instead of after it is already open. If it tests clean, we scrape, finish and prime the ceiling, and you decide whether it goes back smooth or gets a new texture to match the rest of the home.

Soffit and fascia are the first parts of a Florida home to fail and the last parts anybody looks at. They live under the roof edge, where wind-driven rain and salt air get at them from underneath, and by the time the paint is peeling in strips the wood behind it is usually soft. That is why a repaint that skips them never looks right for long.

So we deal with the wood first. The rotted section comes out and is rebuilt as preparation, bare wood gets primed, and only then does the coating go on. Wood soffit, fiber cement soffit, fascia board, and tongue-and-groove porch and lanai ceilings all get the same order of operations. Painting over rot hides it until the next wet season; this is the version that holds.
