What Paint Runs Into in Venice

West walls that chalk out first

On the island and along the beach streets, the Gulf-facing side of a home takes direct afternoon sun and salt-laden wind. The paint there chalks, fades and loses its grip years before the east side does, so a Venice exterior estimate is usually written wall by wall rather than as one number for the whole home.

Block and stucco from the postwar years

Much of the older housing is concrete block finished in stucco. Stucco breathes, cracks at the corners of windows and holds moisture after a summer storm, which means hairline cracks get bridged and the wall gets time to dry out before a masonry-rated coating goes on.

Communities with their own rules

Do you actually come down to Venice, or is that too far from Sarasota?

We come down. Venice is inside our service area, and the estimate visit is free with no trip charge. Call (941) 263-0912 and we book the visit on a day that works for you.

My home is on the island near the beach. Does that change the paint?

It changes the prep and the product. Salt residue has to be washed off before anything is applied, chalking walls get a bonding primer, and the finish is an exterior coating chosen for sun and salt exposure. At the estimate Wendel points out which walls are further gone than others and writes the scope to match.

My community east of the island has an approved color list. Can you work inside it?

Yes. We paint from the approved palette, and the approval request goes to the association before any material is ordered. Work hours and gate access are part of the schedule we agree on before the first day.

I am only here for the winter. Can the work happen while I am up north?

Often, yes. Exterior work does not need you home, and interior work can run while you are away if you arrange access. The same two people start and finish, the owner is on it every day, and you get updates by phone or text as it moves.
